Requests to Meet & Confer

Learn how to submit a written Meet & Confer request through Severaid & Glahn, what topics may be discussed, and how your request is forwarded to your Association for consideration.

Can I request a meeting?

Yes. If your account has been referred to Severaid & Glahn for lien enforcement, you may submit a written Meet & Confer request directly to our office. Severaid & Glahn will forward your request to your Association for consideration.

All Meet & Confer requests must be submitted through Severaid & Glahn, rather than directly to your Association’s Board or management company.

Topics that may be discussed include:

  • Review payments and account history
  • Payment Plan requests
  • Request abatement or waiver of eligible amounts

How do I submit a Meet & Confer request?

Submit your request in writing to Severaid & Glahn. Include your Severaid & Glahn file number or property address and briefly explain the matter you would like to discuss.

Our office will forward your request to your Association for consideration and communicate any response or next steps.

All Meet & Confer requests must be submitted through our office, rather than directly to your Association’s Board or management company.

Submitting a Meet & Confer request does not automatically suspend further lien-enforcement action. A pending payment plan request places the account on a temporary legal hold, and an approved payment plan in good standing continues the suspension under our office’s procedures.

Abatement / Waiver

In certain circumstances, the Association may consider abatement or waiver of charges if the Board determines it is warranted.

Lien costs are not eligible for abatement or waiver. Other eligible charges may be submitted to the Association for consideration.

Your waiver request must be submitted in writing. You may include an explanation of your circumstances or hardship, but an explanation is not required.

Submitting a waiver request does not mean that the request will be approved. The Association will consider the request and determine whether any eligible charges will be waived.

What charges may be considered for waiver?

Certain charges on your account may be eligible for waiver consideration by the Association. These may include late fees, interest, and other eligible Association charges.

Lien costs are not eligible for waiver.

How do I submit a waiver request?

Waiver requests must be submitted in writing to Severaid & Glahn. Email is the preferred method and generally provides the quickest way to submit your request through our office for Association consideration.

Requests may also be submitted by mail, fax, or delivery.

Please include your Severaid & Glahn file number or property address on any correspondence so that your request can be matched to the correct account.

You may include an explanation of your circumstances or hardship with your request. An explanation is not required, but will aid the Board in consideration of your request.

What happens after I submit a waiver request?

Once Severaid & Glahn receives your written waiver request, our office will forward it to the Association for consideration and communicate the response to you.

The amount of time needed to receive a decision may vary depending on the Association and its meeting schedule. Our office will contact you once a determination has been received.

If your request is approved, you will be advised of the amount waived and the remaining balance due on your account.

If your request is not approved, you will be notified of the decision and the balance will remain due.

If my waiver is approved, when is the remaining balance due?

If a waiver request is approved, the Board will set the schedule for payment of the remaining balance, but generally it will be set as due within 14 days of the decision.

It is important to be prepared to pay the remaining balance promptly if your request is approved. Approval of a waiver reduces eligible charges but does not eliminate all remaining balances due on the account.

Can I request a waiver without requesting a payment plan?

Yes. You may submit a waiver request even if you are not requesting a payment plan.

If you would like both a waiver and a payment plan considered, however, submitting the requests together allows the Association to consider both requests at the same time.

This may help avoid additional delay that could occur if a second request must be considered separately at a later time.
