Understanding Your Account

How to read your ledger, understand scheduled increases, and identify the balance that applies to your payment date.

Understanding Your Account

When an Association account is referred to Severaid & Glahn for lien enforcement, our office maintains a ledger showing the amounts being handled through the lien-enforcement process.

Your balance may change while the account remains open. Depending on the account, the ledger may include unpaid Association assessments, lien costs, interest, and other amounts due to the Association.

Regular Association assessments continue to become due while your account is being handled by our office. These ongoing assessments are added to the account and should not be paid separately to the Association or management company.

Because amounts may continue to accrue, a balance shown on an earlier notice or ledger may no longer represent the amount currently due.

How can I find my balance?

The ledger included with correspondence from our office shows the most recently calculated balance as of the date it was prepared.

If some time has passed since you received that ledger, or if you need the amount necessary to resolve your account, please review the Scheduled Increases/Balances section below or contact our office when your ledger no longer covers the date you intend to pay.

Have your Severaid & Glahn file number or property address available so we can locate your account.

What are “Scheduled Increases” on my ledger?

Your ledger may include a Scheduled Increases/Balances section below the amount currently due. This section shows certain charges that are expected to become due after the date the ledger was prepared.

Please review this section before making a payment. The first total shown on your ledger may not include amounts scheduled to become due shortly afterward.

Upcoming regular Association assessments, interest, late fees, or other applicable charges may be shown in the Scheduled Increases section so that you can see how the balance is expected to change over time.

If you are trying to pay your account in full, review both the “Total Due” and “Scheduled Increases/Balances” sections of your ledger. If your payment will be received within the dates covered by the scheduled increases shown on the ledger, you can use the applicable balance shown for that date to determine the amount to pay.

If your payment will be made after the scheduled dates shown on your ledger, or if you are unsure which balance applies, please contact our office for an updated balance.

What charges may appear on my account?

Depending on your account, your ledger may include several different types of charges. These may include:

  • Regular Association Assessments — Assessments that become due to your Association while the account remains open with our office.
  • Late Fees — Late charges assessed on the Association account.
  • Interest — Interest that accrues on amounts due.
  • Lien Enforcement Fees and Costs — Lien costs incurred as part of the lien-enforcement process.
  • Management Fees and Costs — Fees or costs charged by your Association's management company.
  • Other Association Charges — Other amounts that may be due on your Association account.

Not every category will apply to every account. Your ledger provides the itemized charges and payments applicable to your property.

Why does interest continue to change?

Interest may continue to accrue while a balance remains due. Because the balance can change as payments are received and additional amounts become due, the amount of interest shown on your ledger may also change over time.

Your ledger shows the interest calculated through the dates reflected on that ledger. Future amounts, when applicable, may be shown in the Scheduled Increases/Balances section.

What if I think something on my ledger is incorrect?

If you believe a charge, payment, or other item on your ledger is incorrect, please contact our office and let us know which item you have a question about.

If your question involves a payment that does not appear on the ledger, please provide proof of payment showing the payment amount, date, and recipient. For payments made by means other than check, please provide any available documentation showing that the payment was completed.

For payments made by check, a copy of both the front and back of the cleared check is required so that we can identify where the payment was deposited and how it was processed.

Please have your Severaid & Glahn file number or property address available when contacting our office so we can locate your account.

Need an Updated Balance?

If the applicable balance is not shown on your most recent ledger, or you are unsure which scheduled balance applies, you may request an updated balance by email.
